Buying a House - Where to Begin

Quite often I receive a call from a buyer and it typically starts something like this , “I think we are ready or maybe at the point of looking or want to start the process of buying a home” - regardless, it’s usually a voice filled with uncertainty, because most people either are first time home buyers or have not purchased in 5- 7 years. Let’s face it, we don’t buy a house every year. I start by stating, “Well, I am glad you called me first,” and reassure that I can guide them through the entire process. So, if you are thinking about purchasing a home this year, the first step is to call your experienced and knowledgeable real estate agent. She or he should meet with you, if that’s what you prefer, or at least FaceTime or have a phone conversation to get you started in the purchase process. Here is a bullet list of the process, but it is simplified, so make sure you find a real estate agent that will answer questions and concerns throughout this process.

1. Check your Credit - a free site for this is CreditKarma.com

2. Have your agent connect you with a trusted mortgage loan officer and get pre-approved (bank will want LOTS of items for

pre approval, I will prepare you for this.)

(drink wine, coffee, beer or tea)

3. Start looking at properties that meet your criteria , your agent will help you out with sites and mobile apps to look online.

4. Find a home, make an offer

(wait, what seems to be an eternity - or up to 24hours - for a response to offer.)

5. Sign sales agreement (YIKES! @#$% is getting real).

6. Have home inspection (your agent will keep you in the timeline needed to complete inspections), negotiate if necessary.

7. Loan officer will order appraisal of property

8. Receive commitment from your bank / loan officer

9. Close on property! (drink champagne or favorite beverage in celebration of making it to the finish line.)
