In the world of lightning speed internet, social media, third party sites, Amazon one day delivery, 3 hour (or sooner) grocery delivery, we are programmed to want our information immediately and crave instant gratification.

So, you are thinking of putting your home on the market and want to know what it is worth in todays market. The quickest way is to sign up online using AVM, which is a computer generated algorithm that uses sales data and trends to send you an estimate or what I consider a “guesstimate” of value on your property. I have employed a company and certainly use AVM for people who are looking on my website, Facebook and other social media outlets. They are fun and quick, and can give people a general idea of value.

However, they are not a good representation of a home’s actual value, as they cannot take into account the following:

  • Location

  • List of features

  • Condition

  • Updates

  • Size (square footage)

  • Lot layout

  • Neighborhood amenities

  • Proximity to local amenities in the City/Town etc…

So, if you are looking further than just a guess at the value of your (probably) largest asset and want a clearer plan in helping to determine the value of your home.
